Quick answer

We clean condo common area carpet for Honolulu AOAOs on a quarterly or custom schedule, covering hallways, elevator landings, lobbies and recreation rooms. Every visit ends with a photo report by floor, and a certificate of insurance, W-9 and product Safety Data Sheets are available before we start.

Condo common area carpet cleaning in Honolulu has its own set of problems. Hallway carpet in a tower takes beach sand, wet slippers, rolling luggage and pet traffic every day. Many older buildings in Waikiki, Ala Moana and Makiki have interior corridors with little airflow, so humidity turns spills into odor. And residents notice everything, especially the carpet in front of the elevators.

Property managers tell us the hard part is not finding someone to clean. It is finding someone who shows up on the agreed date, respects building rules, does not leave wet carpet in a busy hallway at 5 pm, and sends something the board can review. That is how we set up every AOAO account.

We start with a site walk with the manager or resident manager. We note the carpet type, the worst floors, the elevator and loading dock rules, and any quiet hours. Then we propose a schedule that groups floors so the building is never fully disrupted. We post notices, place signs on damp areas, and clean elevator landings first because they show wear fastest.

Between scheduled visits, we handle spot calls for spills and pet accidents in common areas. Lobby furniture can be added to the same visit, with optional fabric protection on high-use pieces. See all our commercial services, or how we work in buildings near you on our Waikiki page.

Who we work with

Segments we serve

High-rise towers

Interior corridors on many floors, grouped so each visit covers a set of floors without closing the building.

Older walk-up and mid-rise buildings

Open-air or semi-open hallways where sand, rain and trade winds bring in more soil.

Lobbies and recreation rooms

Entry carpet, rugs and lounge furniture that set the first impression for residents and buyers.

Model and turnover units

Carpet and upholstery in units the AOAO or developer shows to buyers or renters.

Case study

Musty corridors in an older tower

Ala Moana AOAO, 180 units (sample)

Problem
Interior corridors on 20 floors had a musty smell in summer and visible traffic lanes. The board wanted a schedule and proof of each cleaning.
What we did
We split the building into four floor groups, cleaned one group per day across a week, used low-moisture methods in the hallways with the least airflow and ran fans on each floor.
Result
The corridors were dry before evening traffic each day, odor complaints went down, and the board now gets a floor-by-floor photo report every quarter. (Sample scenario for illustration.)

FAQ

Questions from managers

Still unsure? Text us a photo and ask — a real person answers.

How often should an AOAO clean hallway carpet?

Most Honolulu towers do well with a quarterly cleaning of hallways and elevator landings, plus spot treatment in between. Buildings near the beach or with many pets may need landings cleaned monthly. We look at wear during the site walk and suggest a schedule that fits your budget and traffic.

Will residents be able to walk on the carpet during cleaning?

Yes. We clean one side or section at a time and leave a dry path, with signs on damp areas. Hallways are usually dry in a few hours with airflow, and we schedule busy floors for the morning so they are dry before residents come home in the evening.

Can you provide documents for our board or management company?

Yes. We can provide a certificate of insurance on request, a W-9, Safety Data Sheets for all products and a written scope before we start. After every visit you get an itemized invoice and a photo report by floor that you can forward directly to the board.

Do you follow building rules for loading docks and elevators?

Always. We book the loading dock and service elevator through your office, pad the elevator if required, and stick to your allowed work hours. Send us your contractor rules with the proposal request and we will build the schedule around them.
