Vacation rental turnover, sofa bed and carpet
Sunscreen stains on the sofa bed arms and sand in the carpet by the lanai door. Cleaned between checkout and check-in with photos sent to the owner.
Condos, vacation rentals and hospitality (bridge to B2B)
Waikiki has more sofa beds, lanai chairs and hotel-style carpet per block than anywhere else on Oahu. Our carpet and upholstery cleaning in Waikiki splits between owners who live here full time and property managers who need units guest-ready between checkouts. Both deal with the same Honolulu problems: beach sand ground into carpet, sunscreen and tanning oil on light fabric, and humidity that makes a couch smell tired.
For vacation rentals, speed and paperwork matter as much as the result. We clean between an 11 am checkout and a 3 pm check-in, send before and after photos, and invoice per unit so owners see exactly what they paid for. Full-time residents get the same care on a normal schedule. Vitor & Fabi know the rules of Waikiki buildings: check in at the front desk, use the service elevator, keep hallways clear and never block the porte-cochère. If you manage several units, see our vacation rental program.
Salt air and sun are the other Waikiki factors. Units facing the ocean or the canal get strong light through the lanai door, which fades fabric and dries out leather. We clean with low-residue products so fabric stays soft, and for rental furniture we recommend protector on the seat cushions and arms, where sunscreen hits first. Owners who add it tell us spills from guests wipe off instead of turning into permanent stains. Full-time residents often book us once a year, usually before the holidays.
Sofa beds, lanai cushions and carpet that see a new guest every few days. We work tight turnover windows and report with photos.
Older studios and one-bedrooms along the canal and in the Diamond Head end. Humidity odor and worn carpet are the usual calls.
Hallway carpet and lobby seating on a recurring schedule. Certificate of insurance and W-9 on request.

Yes. Most sofa and carpet jobs in a Waikiki studio or one-bedroom take one to two hours, and fabric is usually dry in four to six hours with the AC on. Book the morning slot after checkout and the unit is ready for a 3 pm or 4 pm arrival.
Parking is the hardest part of Waikiki. We use the loading zone or service entrance your building allows for unloading, then park in a paid garage nearby. If your building offers vendor parking or a guest pass, it saves time and we will use it.
Yes. Every job gets an itemized invoice by unit, before and after photos, and notes on any stains we could not fully remove. We can send a certificate of insurance and W-9 to your management company or AOAO before the first visit.
Sand works down to the base of the carpet and cuts the fibers. We dry-vacuum first with a strong pile lifter to pull out grit, then do hot-water extraction. Cleaning without removing sand first just turns it into mud, so we never skip that step.
