What move-out inspectors look for
Inspectors and property managers look at the same things: traffic lanes in hallways and doorways, spots near the kitchen and couch, pet stains and odor, and the dents and dark marks where furniture stood. Many leases and base housing agreements also ask for proof of professional cleaning.
Normal wear is usually not charged, but stains and odor often are. That is where most deductions come from. We treat those areas first and tell you honestly if a spot is permanent, so you are not surprised on inspection day. Requirements vary by landlord and housing office, so check your move-out checklist and send it to us if you want us to match it.
PCS timing: plan backward from the inspection
Carpet needs to be clean and dry before the walk-through. Most carpet in an empty home dries in 4–6 hours, faster with the AC on or windows open. We usually suggest cleaning the day after the movers pack out, or the morning of the inspection if it is late in the day.
Summer is peak PCS season on Oahu, and the good slots go fast. Book as soon as you have your pack-out date. If your orders change, text us and we will move the appointment.

Why not rent a machine?
Rental machines leave carpet wet and soapy. Wet carpet in a closed-up empty unit can smell musty by inspection day, and soap residue shows up as new dark lanes fast. Many landlords also want a receipt from a professional company, which a rental does not give you.

Will I get a receipt for my landlord or housing office?
Yes. Every move-out job comes with a dated, itemized receipt showing the address, the rooms cleaned and the services performed. We can email it the same day. If your landlord or housing office needs specific wording, send us the requirement when you book and we will include it on the receipt.
Can you guarantee I get my full deposit back?
No honest company can, because the landlord decides. What we can do is clean every room thoroughly, treat stains and pet spots, tell you up front about anything permanent and give you a professional receipt. Those are the things that most often decide whether carpet leads to a deduction.
How far ahead should I book for a PCS move?
As soon as you know your pack-out and inspection dates. Summer is peak PCS season on Oahu and the best slots fill quickly. One to two weeks ahead is ideal, but text us even on short notice. We often fit last-minute jobs around our regular schedule.
Do I need to be home during the cleaning?
Not necessarily. Many PCS families are packing, out-processing or already off-island. You can leave a key or arrange access with the property manager. We clean, send photos of each room, and email the receipt. We just need clear instructions and a way to reach you.
Should the carpet be cleaned before or after the movers?
After, whenever possible. Movers track in dirt, and furniture hides spots that need treatment. An empty home also cleans faster and dries faster. If your schedule is tight, we can clean the morning of a late-day inspection, since most carpet dries in a few hours.
