Villa turnover, sofa bed and carpet
Sunscreen on the sofa bed arms and sand in bedroom carpet. Cleaned between checkout and check-in, with photos sent to the owner.
Resort community with legal vacation rentals
Ko Olina is a resort community on the leeward coast where vacation rentals are allowed, and that shapes almost every carpet and upholstery cleaning job we do here. The villas, beach condos and golf-course homes are furnished for guests: light-colored sofas, sofa beds, lanai cushions and bedroom carpet that sees a new family every week. Sunscreen, sand from the lagoons and spilled drinks are the everyday problems.
Owners and property managers need two things: fast turnovers and proof of the work. We clean between checkout and check-in, send before and after photos, and give an itemized invoice by unit. Many Ko Olina owners add fabric protection to new rental furniture so guest spills bead up and wipe off. Resort security and associations have rules for vendor access, parking and hours, and Vitor & Fabi follow them on every visit. Full-time residents get the same careful work on a normal schedule.
Ko Olina is also dry and sunny most of the year, so fabric fades and leather dries out near the lanai doors. We use low-residue products and recommend rotating cushions between turnovers. For owners who live here full time, the work is closer to a normal family home: a sectional, bedroom carpet and a rug or two, done once or twice a year on a schedule that fits. We treat the villas and homes here with the same care as our own, because in a small community the next call usually comes from a neighbor or the same manager.
Guest-ready furniture and carpet with frequent turnovers. Sand and sunscreen are constant.
Larger homes with sectionals, rugs and bedroom carpet, some owner-occupied and some rented.
Managers with several units who need scheduling around bookings, photos and invoices by unit. We can set a recurring schedule, such as every quarter, and adjust it around high season and owner stays.

Yes, with a little notice. Owners or managers usually register us as a vendor for the visit. Tell us the unit and date when you book, and we will provide our business name, vehicle and certificate of insurance if the association asks for it.
Yes. Most sofa and carpet jobs take one to three hours and dry in four to six. Book the slot right after checkout. For larger villas or tight windows, we can split the work over two turnovers so every guest arrives to dry furniture.
Yes. We send invoices by unit, before and after photos and notes on any stains that did not fully come out. We can schedule recurring cleanings and provide a certificate of insurance and W-9. See our vacation rental page for details.
It depends on occupancy. Busy rentals with weekly guests usually need sofas and carpet cleaned every three to four months, with spot cleaning in between. Lighter-use units can go six months. Protector on the sofa and chairs helps spills wipe off and stretches the time between full cleanings.
